This website, www.innlist.co.nz, is run by Rotorua Retreats Limited (NZBN 9429030071964), trading as InnList Holiday Homes ("InnList", "we", "us", "our"). Our postal address is c/- Blackslate Accountants, 1350 Hinemoa Street, Rotorua 3010. We manage holiday homes in Rotorua and around the Rotorua lakes.
These terms apply when you use our website. By using the site, you agree to them. If you don't agree, please don't use the site.
These terms cover the website only. They don't cover:
- Bookings. If you book through a platform, that platform's terms apply. If you book direct through our booking site, the booking terms and house rules shown when you book apply.
- Property management. Our management services are covered by a separate management agreement with each homeowner.
2. Using our website
You're welcome to browse our site, look at our homes and get in touch with us. When you use the site, please don't:
- Break any law
- Try to get into the site, or the systems behind it, without permission
- Interfere with how the site works, for example by uploading viruses or using automated tools to copy large amounts of content
- Send us false, misleading or offensive information through our forms
3. Information about our homes
We work hard to keep descriptions, photos, amenities and other details of our homes accurate and up to date. Homes do change from time to time, for example when furniture is replaced or a renovation is done.
The prices and availability shown when you book are the ones that apply. If something on our site doesn't look right, please let us know and we'll fix it.
4. Income estimates for homeowners
Any rental income estimate, appraisal or projection we give you, on this site or after an enquiry, is an estimate. It's based on market data, comparable homes and our experience at the date we give it. It isn't a promise or guarantee of what your home will earn.
Unless we say otherwise, estimates show gross booking income. That's before:
- platform fees
- our management fee
- cleaning and linen
- consumables
- GST (if you're GST-registered)
- your own costs, such as rates, insurance, utilities, maintenance and tax.
Each appraisal sets out what's included. Your tax position depends on your own circumstances, so please get your own tax advice.
Actual results depend on things like:
- Demand, pricing and seasonality
- How the home is presented
- How many nights you make available
- How long a new listing takes to build reviews
- Local events and market conditions
- Council rates, resource consent and other rules that apply to your home
- Changes to booking platform rules
5. Our content
The content on this site belongs to InnList or to people who have licensed it to us. That includes text, photos, logos, the InnList name and the design of the site.
You may view it and share links to it. You may not copy, reproduce or use it for commercial purposes without our written permission.
6. Links to other websites
Our site links to other websites, including our booking site and booking platforms such as Airbnb, Booking.com and Vrbo. We don't control those sites and aren't responsible for their content or how they handle your information. Their own terms and privacy policies apply when you use them.
7. Our responsibility
We provide this website free of charge and "as is". We do our best to keep it running and accurate, but we can't promise it will always be available, error-free or free of viruses.
As far as the law allows, we're not liable for loss or damage that comes from the website being unavailable, or from relying on general information on it.
Nothing in these terms limits any rights you have under the Consumer Guarantees Act 1993, the Fair Trading Act 1986 or any other law that can't be excluded by agreement.

Our Privacy Policy explains how we collect, use and protect your personal information, including information you send us through this website.

10. New Zealand law
These terms are governed by New Zealand law. New Zealand courts and tribunals, including the Disputes Tribunal, can hear any dispute about them.
